1. Acceptance of Terms

By accessing and using IsraelPropertyHub.com ("Israel Property Hub", "we", "our", "us"), you ("user", "you") agree to comply with and be bound by these Terms of Use ("Terms"). If you do not agree to these Terms, please do not use our site.

2. User Accounts

Users must provide accurate and complete information when creating an account.
We reserve the right to remove or suspend any account at our discretion, without prior notice.
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.

3. Nature of the Service — No Brokerage Relationship

Israel Property Hub operates as an online platform connecting property buyers, sellers, renters, and licensed real estate professionals. We are not a real estate broker, agent, attorney, mortgage advisor, financial advisor, or tax advisor, and nothing on the site creates a brokerage, agency, fiduciary, or attorney-client relationship between you and us. We do not represent buyers or sellers in transactions, do not negotiate contracts on behalf of users, and are not a party to any transaction conducted between users of the platform.

4. Property Listings and Information Accuracy

Property listings are submitted by agents, agencies, sellers, and other third parties. They are responsible for ensuring that their listings are accurate, complete, lawful, and up to date.
We do not independently verify, vouch for, or warrant the accuracy, completeness, legality, condition, value, or availability of any property listed on the site. Listing information may contain errors, omissions, outdated details, or inaccuracies.
You must independently verify all material information about any property — including but not limited to price, room count, square meterage, zoning, registration status, taxes, fees, building permits, and condition — directly with the listing agent, with the seller, with the relevant authorities, and with your own licensed professionals before entering into any transaction or making any commitment.
Property prices, terms, and availability are subject to change without notice. Listings may be sold, rented, or withdrawn at any time.
We reserve the right to resize, crop, or otherwise modify images associated with listings.
Listings or their images may be shared on social media platforms for promotional purposes without crediting the images.
Users are prohibited from reposting or "bumping" the same listing repeatedly. Such posts may be removed.

5. Educational Content, Calculators, and Guides — No Professional Advice

The site includes educational content, articles, neighborhood guides, mortgage calculators, market summaries, downloadable guides, and similar resources (collectively, "Educational Content"). Educational Content is provided for general informational purposes only.

Nothing on this site constitutes legal, financial, tax, investment, mortgage, insurance, accounting, or real estate advice, and nothing on this site should be relied upon as a substitute for advice from a qualified licensed professional. Real estate transactions in Israel involve laws, taxes, mortgage rules, and procedures that change over time and that depend on your specific circumstances, residency status, and the property in question. You should consult an Israeli real estate attorney, a licensed mortgage advisor, an accountant, and any other qualified professionals before making any decision based on information found on this site.

Mortgage calculators, price ranges, market commentary, tax commentary, and similar tools are estimates only. They are based on inputs you provide and on general assumptions, and they do not account for your individual situation, lender requirements, Bank of Israel rules, currency fluctuations, or transaction-specific factors. Actual figures will differ.

6. Translations and Currency

Property information, contracts, and official documents in Israel are typically issued in Hebrew. Content on the site may be translated, summarized, or adapted into English from Hebrew sources, and may contain translation errors or omissions. Currency conversions (for example between New Israeli Shekels (NIS) and US Dollars (USD)) are approximations and do not reflect real-time exchange rates. We reserve the right to charge fees for our services and to change our pricing at any time, with or without notice.

10. Newsletter Subscription and Emails

We may send emails to users at any time, including updates on saved searches, listings, market information, and other relevant information. You may opt out of marketing emails using the unsubscribe link in those emails.

11. Disclaimer of Warranties

The site, all content, all listings, and all services are provided on an "AS-IS" and "AS-AVAILABLE" basis, without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, completeness, title, non-infringement, security, or uninterrupted or error-free operation. We do not warrant that the site will meet your requirements, that any information will be accurate or current, or that defects will be corrected.

Some jurisdictions do not allow the exclusion of certain warranties, so some of the above exclusions may not apply to you. In such jurisdictions, our liability is limited to the maximum extent permitted by law.

12. Limitation of Liability

To the maximum extent permitted by applicable law, our total aggregate liability to you for all claims arising out of or relating to the site, the content, or these Terms shall not exceed the greater of (a) the amount you actually paid to us, if any, in the twelve (12) months preceding the event giving rise to the claim, or (b) one thousand New Israeli Shekels (NIS 1,000).
You use the site, the content, the listings, and any information obtained through the site at your own risk.
We are not responsible for any disputes, transactions, communications, or damages arising between users of the site, including between buyers, sellers, agents, agencies, lenders, service providers, and any other parties.

13. Indemnification

You agree to indemnify, defend, and hold harmless Israel Property Hub, its owners, affiliates, employees, contractors, agents, suppliers, and partners from and against any and all claims, demands, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or relating to: (a) your use of the site or any content; (b) your violation of these Terms; (c) your violation of any law or any rights of a third party; (d) any content, listing, image, or other material you submit, post, or transmit through the site; and (e) any transaction or dispute between you and another user.

14. Intellectual Property

All content and materials on IsraelPropertyHub.com, including text, graphics, logos, design, software, and the original arrangement of listings, are the intellectual property of IsraelPropertyHub.com or its licensors and are protected by applicable copyright, trademark, and other laws. You may not copy, reproduce, scrape, distribute, or create derivative works from the site without our prior written consent.

15. User Content and Copyright Claims

Users must ensure that they have the rights to any content, including images, that they upload to the site. By uploading content, you grant us a non-exclusive, worldwide, royalty-free license to host, display, modify (including resizing and cropping), and distribute that content for the purpose of operating and promoting the site.

If you believe that your intellectual property rights have been infringed by a user of the site, please contact us immediately with the following information:

A description of the copyrighted work or other intellectual property that you claim has been infringed.
A description of where the material that you claim is infringing is located on the site.
Your address, telephone number, and email address.
A statement by you that you have a good faith belief that the disputed use is not authorized by the copyright owner, its agent, or the law.

We reserve the right to remove content alleged to be infringing without prior notice and at our sole discretion. We may also terminate the account of any user who is determined to be a repeat infringer.

16. User Responsibility

19. Governing Law and Jurisdiction

These Terms of Use are governed by the laws of the State of Israel, without regard to its conflict of law principles. Any dispute, claim, or controversy arising out of or relating to these Terms or the use of the site shall be subject to the exclusive jurisdiction of the competent courts of Tel Aviv-Yafo, Israel.

20. Severability and Entire Agreement

If any provision of these Terms is held to be invalid, unenforceable, or illegal by a court of competent jurisdiction, that provision shall be modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall remain in full force and effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Israel Property Hub regarding the use of the site and supersede any prior agreements between you and us regarding the same subject matter. Our failure to enforce any right or provision of these Terms shall not be deemed a waiver of such right or provision.

21. Guest Blogger Contributions

Guest bloggers are not entitled to any payment for their contributions. The site administration reserves the right to edit, modify, or remove any guest posts at their discretion without prior notice. Guest bloggers warrant that their contributions are original, do not infringe any third-party rights, and are accurate to the best of their knowledge.

22. Agent Leads and Referral Fees

Israel Property Hub may provide property inquiries and leads to licensed real estate agents and agencies through the platform.

By listing properties as an agent or agency, or by receiving inquiries through IsraelPropertyHub.com in a professional capacity, you acknowledge and agree that leads generated through the platform are considered introductions facilitated by Israel Property Hub.
In the event of a successful transaction resulting from a lead provided by the platform, the receiving agent or agency agrees to pay a referral fee of 10% of the commission earned from that transaction, or such other amount as may be agreed with Israel Property Hub. For clarity, this fee is calculated on the commission received by the agent from the buyer's side of the transaction.
This referral obligation applies only to real estate professionals (including agents, agencies, or representatives acting in a commercial capacity) and does not apply to private individuals listing their own properties.
Lead ownership and reassignment. All buyer inquiries and leads submitted through the platform are the property of Israel Property Hub. Leads are introductions, not exclusive assignments. Israel Property Hub reserves the right, at its sole discretion, to reassign any lead to a different agent or agency if the original recipient fails to make contact with the lead within 48 hours of receipt, fails to provide a status update when reasonably requested, or is otherwise deemed non-responsive. In the event of reassignment, the original agent forfeits all claim to any referral fee arising from that lead, including any transaction subsequently concluded with that buyer, regardless of whether the original agent later interacts with the buyer independently.
Agents and agencies may not share, sell, forward, or otherwise use lead data obtained through the platform for any purpose other than directly servicing the introduction made by Israel Property Hub. Unauthorized use of lead data is a material breach of these Terms.
Buyer circumvention. Where a buyer has been introduced to a property, a seller, or an agent through the platform, that buyer may not use information, property details, or introductions obtained through that engagement to complete a transaction through a different agent, broker, or directly with the seller, in a manner designed to bypass or circumvent the original introducing agent. The original introduction through Israel Property Hub is recognized regardless of how the transaction is ultimately concluded, and referral obligations arising from that introduction remain in effect accordingly.
Agents are responsible for maintaining accurate records of leads received and for reporting transactions originating from leads generated through the platform.
Israel Property Hub does not act as a broker, agent, or party to any transaction between users and is not responsible for the outcome of any transaction.

Use of the platform constitutes acceptance of these terms.

23. Privacy

Your use of the site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.
