Caesarea, Israel: the golf course and residential neighborhoods near the Mediterranean

Caesarea is a small coastal town built around the ruins of an ancient Roman port, roughly halfway between Tel Aviv and Haifa. Most Israelis know it by reputation. Fewer know what it is actually like to live here, and that is a shame, because there are very few places in the country quite like it.

What makes Caesarea truly unique isn't just one feature. It's the rare combination of Mediterranean beaches, Israel's only championship golf course, spacious private homes, an international community, privacy, security and an exceptional quality of life.

This page covers what homes cost here, what daily life looks like, and how to see properties that never reach the public listings.

Where Caesarea sits

Caesarea sits on the coast almost exactly midway between Israel's two largest metro areas. Tel Aviv is about 40 minutes south, Haifa about half an hour north, and Netanya and Zichron Yaakov are both within a 15 to 20 minute drive. In practice that means you live somewhere quiet without giving up easy access to work, culture, or the airport.

Homes in Caesarea, from ₪4M to tens of millions

The price range in Caesarea is much wider than most people expect. Entry points start around ₪4 million, and the top of the market reaches into the tens of millions for large villas near the sea or the golf course. That spread matters, because it means buyers with very different budgets and goals can find the right property here, whether it is a family home, an investment, or a vacation house for weekends and holidays.

Daily life: paths, parks, and the sea

The whole town is threaded with walking, running, and cycling paths, so you can get from most neighborhoods to the beach or the sports areas without touching the car. For an ostensibly sleepy town, the list of facilities is long: sports parks, a tennis club, padel courts, basketball and football courts, a skatepark and more. Add the beach, the marina, and the Roman-era national park, and it is easy to fill a weekend without leaving Caesarea at all.

The town's planning, landscaping, and infrastructure are managed by the Caesarea Development Corporation, which has kept standards unusually high and consistent. It is part of why the whole place feels well kept in a way that is hard to find elsewhere in Israel.

Israel's only golf course

The Caesarea Golf Club is Israel's only 18-hole championship course, founded in 1961 by the Rothschild family and redesigned by Pete Dye before reopening in 2009. For golfers it is a genuine reason to live here. For everyone else it still matters: the course brings green space, quiet, and a certain identity that keeps Caesarea unlike anywhere else in the country.

An international community

Caesarea draws successful Israeli families and executives alongside buyers from abroad, including an established community of English speakers. The result is a town that feels international without losing its privacy. People come here for the quiet and the security, and they tend to stay.

What does a home in Caesarea cost?

The range is wider than most people expect. Entry points start around ₪4 million, and the top of the market reaches into the tens of millions for large villas near the sea or the golf course. That spread means the town works for very different buyers: families relocating, investors, and people looking for a vacation home.

How far is Caesarea from Tel Aviv, Haifa, Netanya, and Zichron Yaakov?

Caesarea sits almost exactly halfway up Israel's coastal plain. Tel Aviv is roughly 40 to 45 minutes south by car, Haifa about 30 to 35 minutes north, Netanya about 20 minutes south, and Zichron Yaakov about 15 minutes north.

Is Caesarea really the only town in Israel with a golf course?

Yes. The Caesarea Golf Club is Israel's only 18-hole championship course. It is one part of what makes the town distinctive, together with the beaches, the Roman-era ruins, and the marina.

What is there to do in Caesarea day to day?

Quite a lot for a small town. The whole town is connected by walking, running, and cycling paths. There are sports parks, a tennis club, padel courts, basketball and football courts, and a skatepark, plus the beach, the marina, and the national archaeological park.
